Your roofing is one of the most important parts of your home. With a top-quality roof you’ll protect your property from damage, save on energy bills, and increase the value of your home. If your roof is damaged, you’ll need to invest in roof replacement. So, what exactly is included in a roof replacement service?

1. Primary roof inspection

The first stage of a roof replacement involves an initial inspection of your roof. During this stage, your roofing contractor will estimate materials, create measurements, and draw up a bid document. The document will include a finance schedule, warranty info, and info about hauling. You’ll be talked through the details and provided with an estimated completion time.

2. Removing your old roof

Removing your old roof is the next stage of the process. Your roofing contractor will tear off all the layers of your roof, down to the decking. Roof decking is made of wooden boards; the boards are attached to the joists and trusses of the roof. The roof decking acts as a base which the shingles are attached to. If your roof decking is in good condition, your roofing contractor can start rebuilding on top of it. If not, the decking should also be replaced.

3. Sourcing new materials

The type of material that you chose will determine how much your roof replacement costs. The most common types of roofing are wood shingles, asphalt shingles, slate roofing, tile or metal roofing. Asphalt roofs are the cheapest, metal roofs are slightly more expensive, and slate roofing is the most high-end option. Tile roofs (ceramic or clay) are a similar price to slate-roofs and these are also considered high-end.

4. Installation of your new roof

Installing your new roof requires many different stages, and the duration will depend on how large your roof is, and how steep. Installing your new roof may involve replacing the decking and underlay; installing a new ice and water shield; and fixing in new sealants and flashing. The flashing helps to stop water from getting underneath the shingles and causing damage to the structure. Your roofing contractor will also install a replacement drip edge, ridge ventilation, and new shingles. Some homeowners also have their gutters replaced at the same time as their roofing.

5. Post-installation clean-up

The last stage involves removing the debris; your roofing company will take care of this so that you don’t need to worry. You’ll have previously received a document that estimated the costs of hauling. Where possible, old materials will be recycled or repurposed.

Choosing the right roofing company

It’s important to choose a top-quality company for your roof replacement, and to check out their credentials. Remember to make a note of any questions you would like to ask. You might like to ask about licensing, keeping extra shingles (for repairs), or ask if the estimate also includes tax.
